I will offer my services for 50% off (Standard listing fee is 3%, I will do

it for 1.5%). Seller will still need to offer the customary 2.5% 

to the buyer's agent.  Total commission will be 4% vs. 5.5% to 6% 

I am donating my entire Listing Commission (1.5%) to SPBS. My Broker

will still take his cut, but that's only .045%, so total donation will be

1.455% of the sales price (approximately $7,500-$15,000).  On a Million

Dollar house that's $14,550.

This is a "full service listing", complete with 25 photos, virtual tour, 

full media exposure, seller's home warranty coverage.
