The house, built in 1917, sits directly above the Esopus river (with direct views from most rooms in the house) on one acre of land. The house is only a 5-minute walk to the village of Phoenicia. The house is ideal for TWO FAMILIES to share with beds for 10 people.  You will find a large, well equipped kitchen for cooking and socializing, separate dining room with SEATING FOR 10 + (plus a kitchen table that seats 6), dishwasher, washer/dryer, tons of toys and games for kids, two televisions, and a large yard for running around or playing in the sprinklers.   There is also have a full size Weber BBQ, outdoor seating for relaxing and dining, and fire pit for campfires and roasting marshmallows.  

The house is convenient to hiking, swimming holes, waterfalls, winter skiing and amazing restaurants.  It is 15-minutes to Bellayre Beach (swimming lake),  20 minutes to Woodstock and 5 minutes to the Emerson Hotel and Spa (home to the world's largest kaleidoscope) or the Phoenicia Diner. The house is directly on the NYC bus route making it easy for people to come up or leave without a car.
