The seller must understand that he or she needs to offer some kind of commission to the Buyers Agent (typically 3% but it can be anything) prior to entering LBAR's Multiple Listing Service. 

Example, if you had a $500,000 house and were charged 6% by your listing agent (3% to buyer's agent and 3% to your listing agent) it would cost you $30,000 at closing.   With this service you would still be obligated (3%) to buyers agent, but nothing for the listing agents services.
